Midline Surpasses 100 Home Sales as 2,800-Home Community Takes Shape Near Clear Lake

The 1,066-acre master-planned community near Baybrook Mall is transforming one of the area's remaining large undeveloped properties into a residential neighborhood planned to accommodate thousands of families.

CLEAR LAKE AREA — One of the largest residential developments in the Clear Lake area continues taking shape near Interstate 45 and Baybrook Mall.

Midline, a 1,066-acre master-planned community being developed by Brookfield Residential and CDC Houston, has already passed an important early milestone.

The developer reported more than 100 new home sales by June 2026, only weeks after the community's official grand opening in April.

The project ultimately calls for approximately 2,800 single-family homes, along with extensive parks, trails and shared recreational facilities.

For residents of Webster, Clear Lake and League City, Midline represents another example of the substantial residential growth continuing across the Bay Area.

MIDLINE DEVELOPMENT AT A GLANCE

Development: Midline
Total planned acreage: 1,066 acres
Long-term residential plan: Approximately 2,800 homes
First phase: 271 homesites
Developer-reported sales milestone: More than 100 homes
Participating builders: Four
Planned parks: 15
Planned trail network: Approximately 14 miles
Midline Club opening target: Summer 2027

From Open Land to a Major Residential Community

Midline occupies a substantial stretch of land west of Interstate 45, between El Dorado Boulevard and Grissom Road.

The property was historically associated with the former Webster Ranch and represents one of the region's remaining large opportunities for coordinated residential development.

Brookfield Residential and CDC Houston announced the project in 2025.

The development officially opened to the public in April 2026 with model homes and a dedicated welcome center.

According to the developer, more than 1,800 visitors attended the community's extended grand opening activities.

Early buyer interest was substantial.

Midline reported more than 80 home sales by early May and announced that the total had surpassed 100 by June.

The figures reflect the developer's reported sales rather than independently verified completed home closings.

Four Builders Offering Different Types of Homes

Four homebuilders are participating in Midline's initial development.

They include Brookfield Residential, Highland Homes, Perry Homes and Toll Brothers.

The builders offer a range of homesites, architectural styles and floor plans.

According to Midline's current marketing information, homes are offered across price points beginning in the $400,000 range and extending beyond $1 million.

The community's first phase includes 271 homesites in six different lot configurations.

This variety is intended to accommodate households with different space requirements and purchasing budgets.

The development includes both traditional single-family homes and larger properties with additional living space.

A 14-Mile Trail System Is Planned

One of Midline's defining features is its planned network of parks and walking trails.

The development calls for approximately 14 miles of trails connecting residential neighborhoods with community parks and recreational facilities.

The main trail system, called The Line, is designed to extend throughout the community.

Developers say the long-term plan includes 15 parks, with homes located within a quarter-mile of a neighborhood or community green space.

Those features are intended to encourage walking, bicycling and outdoor recreation.

Portions of the trail system have already been developed, while additional sections will be completed as the residential project expands.

The Midline Club Scheduled for Summer 2027

Another major component of the project is a central amenity facility known as The Midline Club.

The facility is under construction near the community's main entrance along FM 528.

The developer anticipates opening it in summer 2027.

Plans include a swimming pool, splash pad, fitness center, gathering spaces, outdoor event areas and other recreational amenities.

The building is being designed with architectural references to the region's mid-century history and its connection to Johnson Space Center.

For residents moving into the first phase of Midline, the facility is expected to become a central gathering place as additional homes are completed.

What Does This Mean for Existing Clear Lake Residents?

A development planned to accommodate approximately 2,800 households has implications extending beyond its property boundaries.

One issue worth watching is transportation.

The surrounding area includes major routes such as Interstate 45, FM 528, Bay Area Boulevard and El Dorado Boulevard.

As additional homes are constructed and occupied, local traffic patterns may change.

The extent of those changes will depend on the pace of development, roadway access arrangements and other transportation improvements.

Another consideration is enrollment in Clear Creek Independent School District.

Midline lies within CCISD's boundaries, meaning the development has the potential to contribute additional students as new families move into the neighborhood.

The timing and scale of any enrollment changes will depend on household demographics, occupancy and school attendance boundaries.

Residents interested in future school capacity, traffic or infrastructure should monitor public planning and development updates as construction progresses.

Growth to watch: Midline's 2,800-home figure represents the long-term development plan, not the number of completed or occupied homes. Construction will occur in phases over time.

Location Is a Major Selling Point

Unlike many new master-planned communities built farther from established shopping and employment centers, Midline is located near an already-developed commercial corridor.

Baybrook Mall, restaurants, grocery stores, medical facilities and other businesses are located within the surrounding area.

The development is also relatively close to Johnson Space Center and major employers throughout the Clear Lake region.

Challenger Seven Memorial Park borders a portion of the broader development area, providing access to another significant recreational resource.

The combination of existing commercial development and new residential construction is central to Midline's positioning.

What Happens Next?

Construction and home sales are continuing as builders complete additional properties within the first development phase.

More parks, trails and amenities are expected to follow as the community grows.

The next major milestone is the planned opening of The Midline Club in summer 2027.

Over the longer term, the project will provide a useful measure of continued residential demand in the established Clear Lake corridor.

Its scale also makes Midline a development worth following for residents concerned about future transportation, infrastructure and school enrollment.

Talk of Clear Lake will continue tracking major residential developments and their potential effects on surrounding communities.
