Clear Lake Waterfront Landmark Becoming Compass Hotel by Margaritaville
The former Hilton Houston NASA Clear Lake is undergoing a major transformation that will add resort-style pools, a lazy river, new restaurants and expanded waterfront amenities along NASA Parkway.
NASSAU BAY — One of the Clear Lake waterfront’s most recognizable hotel properties is being transformed into a new resort-style destination, bringing the Margaritaville brand to NASA Parkway.
The former Hilton Houston NASA Clear Lake at 3000 E. NASA Parkway is being redeveloped as Compass Hotel by Margaritaville Nassau Bay, with the new property currently targeting a late 2027 opening.
- 229 guestrooms and suites
- 4 Margaritaville-inspired food and beverage concepts
- Waterfront adult pool
- Family pool with a lazy river
- Marina access and boat parking
- More than 14,000 square feet of conference and meeting space
- Current opening target: Late 2027
A Major Change Along NASA Parkway
The redevelopment represents substantially more than a name change. According to the hotel’s official project information, the property is being repositioned as a waterfront, resort-inspired destination designed to serve both leisure travelers and the business and conference market.
The location puts the hotel directly on Clear Lake and just minutes from NASA’s Johnson Space Center and Space Center Houston, while also providing convenient access to the boating, dining and entertainment destinations surrounding the lake.
The redevelopment follows the former Hilton’s closure this summer. Houston Business Journal reported that the property was scheduled to temporarily close beginning July 31 so renovation work could move forward.
Pools, Restaurants and Waterfront Access
One of the most significant changes will be the addition of amenities that could make the property a destination in its own right.
Plans include a waterfront adult pool as well as a separate family pool featuring a lazy river. The hotel also expects to offer marina access and boat parking — features particularly relevant in a community where recreational boating is a major part of the local economy and lifestyle.
Four Margaritaville-inspired food and beverage concepts are also planned. Specific restaurant names have not yet been publicly detailed on the hotel’s project page.
More Than a Tourism Project
For residents, the project could have implications beyond additional hotel rooms.
The hotel plans to maintain a substantial conference and meeting operation, with more than 14,000 square feet dedicated to those uses. That creates the potential to draw corporate meetings, aerospace visitors, private events and conferences into Nassau Bay while also increasing activity at neighboring restaurants, retailers and entertainment businesses.
The broader NASA Parkway corridor already serves a mix of residents, aerospace workers and visitors. Adding a larger leisure component could further blur the line between the area’s traditional business-travel economy and its growing tourism economy.
Opening Planned for Late 2027
The official Compass Hotel Nassau Bay website currently lists the project as opening in late 2027.
That means Clear Lake residents should expect construction activity at the property to remain visible well into next year as the former Hilton is reworked into the new destination.
Talk of Clear Lake will continue following development along the NASA Parkway and Clear Lake waterfront corridors as additional project details become available.
